AMORTIZATION SCHEDULE

The number of years it takes to repay the entire amount of the financing based on a set of fixed payments.

Assessment

The process of determining the market value of a property.

Closing Date

The date on which sale of the property becomes final and money changes hand from they buyer to the seller by way of your Notary/Lawyer.

Collateral

An asset, such as term deposit, Canada Savings Bond, or automobile, that you offer as security for a loan.

Deposit

A sum of money deposited in trust by the purchaser on making an offer to purchase. The standard amount is 5% of the purchase price but can be negotiated.  This is usually due 24 hours after the final subject removal.  The deposit is normally held in trust by the buyer's real estate broker until the closing date of sale, at which point it is given to the vendor as part of the sale price.

Deposit

A sum of money deposited in trust by the purchaser on making an offer to purchase. When the offer is accepted by the vendor (Seller), the deposit is held in trust by the listing real estate broker, lawyer, or notary, until the closing date of sale, at which point it is given to the vendor.

Equity

The difference between the market value of the property and any outstanding mortgages registered against the property. This difference belongs to the owner of that property.

Possession Date

The date on which the new owner takes possession of the property and can move in.  There is usually at associated with this date (1pm for example) and is usually 1 to 2 days following the completion date.

Property Transfer Tax

This is a BC provincial tax that applied to most residential real estate purchases.

The amount is based on the fair market value of the property (usually the purchase price) and is 1% up to and including $200,000 plus 2% of the amount greater than $200,000 and up to and including $2,000,000 plus 3% of the amount greater than $2,000,000.

If you are not exempt or partially exempt, it is payable at the closing date and can not be rolled into your mortgage payments.
